Schematic Design
During this phase, the overall concepts of the project is established. Meetings will be held to discuss spatial relationships, mechanical/electrical/pluming concerns, and numerous other related topics.
CONSTRUCTION PHASE
During this phase, we review all shop drawings, answer all contractor and subcontractor questions, and review and approve all payment submittals for the Owner’s execution. Additionally, we provide on-site observation of the construction.
Design Development
During this phase, many additional decisions are made concerning finishes, sizes of spaces, and mechanical and electrical systems design specifics. Again, drawings are produced, reviewed, and redesigned until the Owner is satisfied. By the end of this phase, all significant decisions should be made.
Construction Documents
During this phase, the construction drawings and specifications are produced, providing all necessary details for bidding and construction. Very few changes should occur during this phase.
Bidding/ Negotiations
During this phase, we assist the Owner with preparing the bids, soliciting the bids, answering all contractor questions, and providing our recommendations for bid selections.
